LandlordForms.ca (“we,” “us,” “our”) is an independent digital publishing business operating in Canada. We are not a law firm. We are not lawyers, paralegals, or licensed legal professionals. Nothing on this website, and none of the products available for purchase or download, constitutes legal advice, legal representation, or the practice of law in any form.


2. Nature of Our Products

The forms, templates, agreements, addendums, notices, checklists, and all other documents available on LandlordForms.ca (“Products”) are:

  • Drafted by experienced landlords with extensive practical knowledge of Canadian residential and commercial tenancy practices;
  • Reviewed and refined using multiple professional editorial passes for clarity, completeness, and alignment with applicable Canadian tenancy legislation;
  • Provided as starting-point templates only — they are not a substitute for jurisdiction-specific legal advice, and no representation is made that any form is suitable for your specific circumstances without independent review.

These Products have not been reviewed or approved by a licensed lawyer or paralegal. By purchasing, downloading, or using any Product, you acknowledge and accept this fact.

We strongly recommend that you have any form or document reviewed by a lawyer or paralegal licensed in your province or territory before use, particularly for high-value tenancies, complex situations, or commercial arrangements.

4. Jurisdictional Variation

Landlord and tenant law in Canada varies significantly by province and territory. Legislation including but not limited to the Residential Tenancies Act (Ontario), the Residential Tenancies Act (Alberta), the Residential Tenancy Act (British Columbia), and equivalent legislation in other provinces and territories is subject to ongoing amendment, regulatory update, and judicial interpretation.

We make reasonable efforts to keep our Products current with applicable law, but we make no warranty, representation, or guarantee that any Product reflects the most current legislation, regulations, or case law in your jurisdiction at the time of use.

It is your responsibility to verify that any form you use complies with the laws of your specific province, territory, municipality, and any applicable local by-laws.


5. Disclaimer of Warranties

All Products are provided “as is” and “as available” without warranty of any kind, either express or implied, including but not limited to:

6. Limitation of Liability

To the maximum extent permitted by applicable Canadian law:

LandlordForms.ca, its owners, officers, employees, contractors, and agents shall not be liable for any damages of any kind arising from or related to your use of this website or any Product, including but not limited to:

  • Direct, indirect, incidental, special, consequential, or punitive damages;
  • Loss of profits, revenue, data, business opportunity, or goodwill;
  • Damages arising from reliance on any form, template, or document;
  • Damages arising from any landlord-tenant dispute, eviction proceeding, tribunal decision, court ruling, or regulatory action;
  • Damages arising from technical issues including file compatibility, download failure, software conflicts, or formatting errors.

In any event, our total aggregate liability to you for any claim arising from your purchase or use of any Product shall not exceed the amount you actually paid for that specific Product.

Some Canadian provincial consumer protection laws may limit our ability to exclude certain implied warranties or liabilities. To the extent any such limitation applies in your jurisdiction, it is incorporated herein and our liability is limited to the fullest extent permitted by law.


7. Indemnification

You agree to indemnify, defend, and hold harmless LandlordForms.ca and its owners, officers, employees, and agents from and against any and all claims, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or related to: (a) your use or misuse of any Product; (b) your violation of these Terms; (c) any landlord-tenant dispute or legal proceeding in which you used any of our Products; or (d) your violation of any applicable law or regulation.


8. Intellectual Property & License to Use

All Products available on LandlordForms.ca are the proprietary intellectual property of LandlordForms.ca and are protected under applicable Canadian copyright law.

Upon purchase, you are granted a non-exclusive, non-transferable, personal license to use the purchased Product(s) for your own personal or business use as a landlord, property owner, or property manager acting on behalf of a specific client for whom the Product was purchased.

You may not:

  • Resell, redistribute, sublicense, or otherwise transfer any Product to any third party;
  • Share, publish, or make any Product available for download by others;
  • Use any Product as the basis for a competing product or service;
  • Remove or alter any copyright notice, branding, or attribution.

Violation of this license may result in termination of your access and legal action to the fullest extent permitted under Canadian law.


9. Digital Products — All Sales Final

Because our Products are delivered digitally and are immediately accessible upon purchase, all sales are final. We do not offer refunds, returns, or exchanges under any circumstances, including but not limited to:

  • Dissatisfaction with the content or format of a Product;
  • Accidental purchase;
  • Technical inability to open, unzip, or edit a file;
  • Change of mind after purchase.

File Format: Products are delivered as a compressed (.zip) archive containing an editable Microsoft Word (.docx) file and a PDF reference copy. It is your responsibility to ensure you have compatible software (such as Microsoft Word, Google Docs, LibreOffice, or equivalent) capable of opening these files prior to purchase. We do not provide technical support.

By completing your purchase, you confirm that you have read and understood this no-refund policy and consent to immediate digital delivery, waiving any applicable cooling-off period to the extent permitted by law.


10. Privacy — PIPEDA Compliance

LandlordForms.ca collects only the personal information necessary to process your purchase and deliver your Products (name, email address, billing address). We do not sell, rent, or share your personal information with third parties except as required to process payment (via Stripe) or deliver email communications.

We handle your personal information in accordance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial privacy legislation. 11. Email Communications — CASL Compliance

By opting in to receive email communications from LandlordForms.ca, you provide express consent under Canada’s Anti-Spam Legislation (CASL) to receive commercial electronic messages from us. You may withdraw consent and unsubscribe at any time by clicking the unsubscribe link in any email or by contacting us directly. Transactional emails related to your purchase (receipts, download links) are exempt from CASL consent requirements.


12. Governing Law

These Terms are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any dispute arising from these Terms or your use of this website shall be subject to the exclusive jurisdiction of the courts of Ontario.


13. Severability & Entire Agreement

If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. These Terms, together with any product-specific terms presented at checkout, constitute the entire agreement between you and LandlordForms.ca with respect to your use of this website and purchase of Products.


14. Changes to These Terms

We reserve the right to modify these Terms at any time. Changes take effect upon posting to this page. Continued use of the website following any update constitutes acceptance of the revised Terms.


LandlordForms.ca is a Canadian business. All prices are in Canadian dollars. HST is applied where applicable.
