When Ontario’s Form 2229E Doesn’t Apply

Ontario’s mandatory Standard Lease (Form 2229E) applies to MOST residential tenancies — but not all. If your rental falls into one of the exempted categories: care homes, sites in mobile home parks and land lease communities, most social and supportive housing, certain other special tenancies and co-operative housing, you’re legally permitted to use your own lease agreement. Yes! This lease is designed as a template ‘catch-all’ for those rentals exempt from using the Form 2229E. We encourage you to review all the clauses and adapt/add/remove as you see fit to ensure it meets your specific needs. Afterwards, we strongly urge you to review your final draft with a paralegal or lawyer prior to utilizing you lease document.
Yes — but ONLY for rentals that are exempt from the mandatory Form 2229E government least form. If you have a regular house, apartment, condo, multiplex, mixed-use, etc. you MUST use the Ontario Government Form 2229E. Then you may add additional terms to that form which can be ordered here.
Yes. The lease is fully, 100% adaptable and customizable for any change including term changes. Simply edit the term period to reflect a month-to-month tenancy. Whenever making any changes (and even using our Lease right out of the box) we always encourage you to get it reviewed by a lawyer and/or paralegal to ensure compliance.
