You should always check out your rental properties at least once a year if you haven’t been in during the past 12 months.  An annual inspection is a legitimate way to gain entry and make certain the living conditions are relatively clean, safe, and functional.   This form is best used for longer term tenants that you rarely hear from or those whom you suspect of an infraction which you cannot prove.  In the latter case, you may opt for an annual inspection as a pretext for entry.  But remember to actually do an annual/safety inspection as you cannot fraudulently mislead your tenant on the reason for entry. Always check your local laws governing access and entry into your tenant’s units to ensure your forms and length of notice time comply with local laws.  Ultimately, you are responsible for making sure the rental property is always safe, and habitable.
