DESCRIPTION

This is one of our more versatile forms.  Liability is increasingly a major concern of any landlord.  If it’s not much of a concern for you, it should be.  Litigation continues to rise both in the US and Canada.  Besides showing concern for the health and safety of your tenants, you need to make sure you’re aware of what’s going on in your rental property or unit. Often tenants put themselves and your property at risk without even realizing it.  This could range from overloaded electrical circuits/outlets to clutter on a stairwell or the removal of a smoke alarm unit, etc.   Handing out a Safety Inspection notice informs your tenant that you going to looking over the unit on a given date/time specifically with safety in mind.  This is your chance not only to ensure safe practices, but also asses potential problem areas such as tenant-caused damage, wear-and-tear, tenant “improvements”, hidden pets, in-unit smoking, etc.   In some cases, you may discover windows or doors left unlocked, or water spills not being cleaned up.  This is a great opportunity to educate your tenant AND document the infractions/safety violations for immediate remedy. Finally, many jurisdictions do not allow you to invade a tenant’s privacy with frequent visits for no reason.  For some difficult tenants, or tenants whom you suspect my have a secret pet or some other violation of your rules, this form is a good and fair pretext to justify a scheduled entry – whether the tenant approves or not.
